Josh Carlson is an Associate, Investments with SURMOUNT. Josh joined SURMOUNT in 2025 and specializes in truck stops, convenience stores, and net leased investment properties throughout the United States. He works closely with operators, developers, and investors on acquisitions, dispositions, capital formation initiatives, and sale-leaseback transactions. In addition, Josh is actively involved in sourcing on-market and off-market opportunities nationwide and advising clients on operator expansion strategies and site selection.

Josh has developed expertise within the truck stop and convenience store sectors, where he works with some of the industry's most active operators and investors. By leveraging technology and extensive industry relationships, he helps clients identify opportunities and sources of value that are often overlooked by the broader market.

Prior to joining SURMOUNT, Josh worked at Marcus & Millichap, where he focused on the acquisition and disposition of truck stops, convenience stores, and net leased investment properties throughout the United States. He studied Economics and Finance at the University of Miami and the National University of Singapore. Josh is originally from Prior Lake, Minnesota and currently resides in Miami, Florida.
